Q. How much money should I spend to fully furnish a one bedroom condo? Amy
A. Hi Amy, the first thing you should do is compare what the nightly rate is of other one bedroom condos in your area then you will know whether to place mid range or higher end inventory. I find that most condos are mid range. If this is the case and the nightly rate is about $139 to $159 - assuming you are doing this yourself and not hiring a decorator - I would spend no more than $11,000 to fully furnish. Furniture $7500, Art/Accessories $500, Inventory (Kitchen, Bathroom, Media, Miscellaneous) $2500 and Deliver and Assembly $500. Q. Should I hire a photographer to take pictures of my property for advertising purposes or should I do it myself? Will a professional make a huge difference? Lance, NV
A. Yes, hiring a professional photographer (architectural) would make a huge difference, but why not try it yourself first to save some money? I would take LOTS of pictures, from every angle, with the lights on and again with the lights off, with the blinds drawn and again with the blinds open. By doing this you will find that you have so many photos to choose from and I'll bet you that there will be a couple of gems in there. Just a quick tip, take some of these photos while on your knees or crouched down. The different perspective can create some beautiful images. Q. What is your best advice for kitchen inventory? Kyle
A. The best advice I can give is to spend the most money on good quality knives (include a knife sharpening stone) and good quality pots and pans. As well, your plates, bowls and glasses should be as plain as possible. In time you will have to replace some of these items because they are either missing or broken. It will be much easier to replace these items and keep them looking uniform if they are not highly decorated pieces.
